No, that’s not your hard drive dying on you. That’s the sound of movers across the country fighting for clicks on the Internet.  &lt;br /&gt;&lt;br /&gt;Pay per click (PPC) is becoming the marketing campaign of choice for movers of all shapes and sizes in most major markets. Its appeal is undeniable: Ad campaigns can be set up quickly, they’re inexpensive (you pay only when someone clicks on your ad) compared to other marketing alternatives and they’re very easy to monitor. &lt;br /&gt;&lt;br /&gt;But beware. Not all clicks are created equal. In the New York market, we’re seeing a trend on Google of moving companies driving up the price for clicks on the most popular search phrases (such as “NY mover”).  It’s basic supply and demand at work: Marketing dollars that used to be spent on Yellow Pages are being poured into pay per click campaigns, which is driving up the price for the most common keyword phrases.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Pick Your Clicks Carefully&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Your strategy for getting solid commercial leads through pay per click is pretty simple.  Stay away from general phrases like “moving company NY” or “storage NY” which can run you north of $15 a click. Instead, focus on niche keyword phrases that are undervalued(typically under $3 per click) in the market.   &lt;br /&gt;&lt;br /&gt;Following are some commercial keyword phrases that work for us in NY and that you may want to consider for your O&amp;I marketing. The Airport Boulevard property is a Class A, 133,900-square-foot office building located near San Francisco International Airport, Highway 101 and interstates 380, 280 and 92. James Lees and Timothy Grant of CB Richard Ellis represented the landlord,&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Cupertino, CA&lt;/strong&gt;- Panasonic Digital Concepts Center signed a 50,322-square-foot lease for seven years at 10900 N. Tantau Ave. in Cupertino, CA. Built in 2009, the two-story, 102,360-square-foot, LEED-silver office building sits on 5.6 acres in the Cupertino Crossing business park. Panasonic is scheduled to take occupancy in May. Todd Shaffer, Mary Blaser and Patty McGuigan with Cornish &amp; Carey represented the landlord, Tate Diversified Development. Nancy Morse with Grubb &amp; Ellis in San Jose represented Panasonic&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;San Francisco, CA&lt;/strong&gt;- Yelp expanded to the top two floors of the 10-story building at 706 Mission in San Francisco, CA. The online social site already occupied floors three, seven and eight. This 20,000-square-foot expansion will put it in a total of 50,000 square feet in the building.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;San Diego, CA&lt;/strong&gt; - M2M Construction LLC signed a two-year, $129,000 lease for 3,064 square feet of office space in the Sunroad Corporate Centre at 4445 Eastgate Mall from Sunroad Eastgate Mall Partners LP. Eric Vann and Brunson Howard of Cushman &amp; Wakefield represented the lessor, while the lessee represented itself.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Colorado&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Denver, CO-&lt;/strong&gt; Green, Manning, Bunch, an investment firm, signed a lease for 9,179 square feet at 1515 Wynkoop Street in Denver.   &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Florida&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;CORAL GABLES, FL&lt;/strong&gt; - The law firm Colson Hicks Eidson has signed a 10-year lease to relocate its office to 255 Alhambra in Coral Gables. As the new lead tenant, the firm will occupy the penthouse floor and receive naming rights to the building. The expected move-in date is July 2010. Colson Hicks Eidson has leased the 17,000sf penthouse in the 13-story building.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;FORT LAUDERDALE, FL&lt;/strong&gt; - Crown CenterMidgard Management announced that Cruise One signed a lease for 17,000 sf at Crown Center. Cruise One will occupy 1201 W. Cypress Creek Road at Crown Center.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;FORT LAUDERDALE, FL&lt;/strong&gt; - Cushman &amp; Wakefield announced that Specialty Sports Publications, an affiliate of Universal Sports Publications, has signed a lease for its first office in South Florida. Specialty Sports Publications signed a lease for 2,985sf on the third floor of the AmTrust Bank Plaza, at 8211 West Broward Blvd. in Plantation.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Georgia&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Duluth, GA&lt;/strong&gt;- Navicure signed a 23,000-square-foot lease at Overlook at Sugarloaf in Duluth, GA. The internet-based medical claims clearinghouse firm chose the new location to meet the company's continual growth. The six-story, 140,000 square-foot office building at 2055 Sugarloaf Circle was built in 2000 in Atlanta's Northeast submarket. Galt Toys + Galt Baby has offered unique and innovative children's products for over 30 years. It offers an extensive selection of strollers, baby gear, car seats, furniture, and toys. The new Lincoln Park store will be its third location with other stores currently in Northbrook Court and 900 North Michigan Avenue. The store is scheduled to open in Spring, 2010. Navman Wireless is one of the world's largest providers of Global Positioning System (GPS)-based vehicle tracking and fleet management solutions.Sean Kropke at CB Richard Ellis represented Opus North and Jon Knight of Knight Corporation represented Navman Wireless in the transaction.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Libertyville, IL&lt;/strong&gt;- Noise Barriers LLC, a manufacturer and installer of sound control systems, inked a deal for the entire 46,612-square-foot building at 2001 W. Kelley Court in Libertyville, IL. It will take occupancy in June. The property is in the Northwind Business Center in the South Lake County Industrial submarket. Constructed in 2001 with reinforced concrete, the 46,612-square foot building features 10 percent office build-out, multiple loading docks and drive-in doors, heavy power and 22-foot clear heights. This will bring the company’s total square footage occupied to 135,000 square feet. The building is a Class A, 145,983-square-foot office property in the Lynnfield/Wakefield submarket. Mike O'Leary and John Boyle of FHO Partners represented the tenant.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Minnesota&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Eagan, MN&lt;/strong&gt;- Toshiba Business Solutions leased 24,142 square feet at the Grand Oak Office V in Eagan, MN. The office equipment company signed for a four-year term. The 26,915-square-foot office building at 960 Blue Gentian Road was constructed in 1999 and is part of the Grand Oaks Business Park. The facility has 16,580 square feet of office space and 10,335 square feet of showroom space.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;New Jersey&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Parsippany, NJ&lt;/strong&gt;- LEO Pharma Inc. leased 12,654 square feet at 1 Sylvan Way in Parsippany NJ. The pharmaceutical company is relocating its U.S. headquarters. The 150,000-square-foot office building is situated on 23 acres within the Mack-Cali Business Campus. The facility features top of the line amenities including a full service cafeteria, conference center and covered parking. CB Richard Ellis' Senior Vice Presidents Carolyn Sica and Kurt Burdack represented the tenant, while Brian Decillis and Diane Chayes of Mack-Cali Realty Corp. represented the landlord, in-house.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Tennessee&lt;/strong&gt; &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Nashville, TN&lt;/strong&gt;- Grooms Engines, a remanufacturer of engines, leased the entire facility at 1414 Fourth Ave. S. in Nashville. The 109,515-square-foot distribution building was built in 1950 in the IBD Industrial submarket. Mike Russell and Ben McKnight of Horrell Co. represented the tenant in the transaction.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Texas&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Austin, TX&lt;/strong&gt;- St. Jude Medical Inc., a medical device and tech developer, leased 91,569 square feet at 6300 Bee Caves Road in Austin. Known as Palisades West II, the Class A, 156,872-square-foot office building was constructed in 2008. It is in the Southwest submarket and is currently seeking LEED certification. Mike Brown of Cousins Properties Inc. represented the landlord, Palisades West LLC. John Childers of Jones Lang LaSalle represented the tenant.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Houston, TX&lt;/strong&gt;- KBR signed the largest office deal in the United States in nearly two years, leasing a total of 1.2 million square feet in Houston. Brookfield Properties extended the construction company's 700,000-square-foot headquarters lease at KBR Tower, as well as a 300,000-square-foot lease at 500&lt;br /&gt;Jefferson St. KBR is also taking an additional 234,000 square feet in both office buildings. The renewal annuls KBR's previously announced plans to relocate its headquarters to nearby Katy, TX, where the company had been planning a 910,000-square-foot campus. Those plans came to a standstill after the market took a tumble at the end of 2008, but the company maintained its intent on relocating to West Houston at a later time. Now, KBR has opted to stay downtown, its home for about 20 years.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Wisconsin&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Wales, WI&lt;/strong&gt;- Maddison Automotive, Inc. recently leased the 11,651-square-foot former Just Oak and More building located in Wales, Wis., from Kim's Real Estate LLC. James Young of Milwaukee-based Colliers Barry brokered the transaction. The 668,335-square-foot industrial building was built in 1962 and renovated in 2001. Saddle Creek, which already occupies about half of the building, is moving its new space at the end of 2010.&lt;br /&gt;&lt;br /&gt;Los Angeles, CA-Fandango, a Web site frequented by moviegoers for ticket purchases and all things movie related, signed a seven-year lease to renew 17,865 square and expand into 12,135 square feet at 12200 W. Olympic Blvd. in Los Angeles. One of three Class A office buildings in the Westside Media Center, the 150,302-square-foot property won a 2009 BOMA award for "The Outstanding Building of the Year." Fandango will move onto the fourth floor of the property in the second quarter.&lt;br /&gt;&lt;br /&gt;Santa Rosa, CA- Siduri Wines, a 15-year-old wine manufacturer, signed a 10-year lease for 30,000 square feet in the industrial building at 981 Airway Court in Santa Rosa, CA. The 81,072-square-foot building was constructed in 1985. Larry Goodwin of Goodwin Property Management represented both the tenant and the landlord, Nasser Zaghi. The Santa Clara-based medical device company signed a 7-year deal. Located at 2560 and 2570 Orchard Parkway, the two-story flex facilities were built in 1999 and measure 64,512 square feet each. Align Technology is relocating its headquarters from 881 Martin Ave. in Santa Clara in June. George Fox and Hamilton Southworth of Studley in Palo Alto represented the tenant.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;District of Columbia &lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Washington, DC-Fried, Frank, Harris, Shriver &amp; Jacobsen LLP is relocating its Washington, DC office, leasing 102,000 square feet at Lafayette Tower. The international law firm signed a 16-year deal, slated to commence in about a year. &lt;br /&gt;&lt;br /&gt;The 11-story, 245,000-square-foot office tower at 801 17th St. N.W. delivered early last year, near the White House and Lafayette Park. Designed by architects Kevin Roche, John Dinkeloo &amp; Associates LLC (KRJDA) and developed by Louis Dreyfus Property Group, Lafayette Tower is the first office building in the District to be certified LEED Platinum, and one of only two such buildings in the United States.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Florida&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Jacksonville, FL- Cardinal Straws signed a lease for 50,539 square feet of industrial space at 5515 W. Fifth St. in Jacksonville, FL. The company produces and delivers a full range of straw products. The property at 5515 W. Fifth St. is a 102,418-square-foot industrial building that was built in 1969.&lt;br /&gt;&lt;br /&gt;St. Petersburg, FL- Galen College of Nursing signed a seven-year, 35,000-square-foot sublease in the Danka Building at the Roosevelt Corporate Center in St. Petersburg, FL. The Louisville-based technical school will occupy part of the second floor. The four-story, 166,036-square-foot office building at 11101 Roosevelt Blvd. was built in 2003 in the Gateway submarket. Tim Kilkelly of CNL Commercial Real Estate represented Konica Minolta, the sublandlord. Jack Hoskins of CB Richard Ellis represented Galen College of Nursing.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Georgia&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Atlanta, GA- Turner Construction was also awarded a $63 million contract by the Georgia Institute of Technology to provide construction services on the G. Wayne Clough Undergraduate Learning Commons, set for delivery in May 2011. The 220,000-square-foot Learning Commons will include classrooms, science labs, lecture halls, a Language Resource Center and other learning facilities. &lt;br /&gt;&lt;br /&gt;Atlanta- GA- Transwestern signed a 12,537-square-foot lease at Tower Place 100 at 3340 Peachtree Road in Atlanta, GA. The company is moving its southeast regional headquarters from Tower Place 200. The 29-story, 609,936-square-foot, Class A office building was built in 1974 and is in the Upper Buckhead submarket. Greg Baxendale, a Transwestern vice president, represented the tenant in-house&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Illinois&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Chicago, IL-The Federal Deposit Insurance Corp. (FDIC) said last week that it is opening a temporary satellite office northwest of Chicago to manage receiverships and liquidate assets from failed banks in the Midwest. The government-owned company signed a three-year lease for about 150,000 square feet at 200 N. Martingale Road in Schaumburg, IL. Occupancy is scheduled for April. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Kansas&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Kansas City, KS-Performance Auto Group acquired 8 acres in Kansas City, KS, where it plans to construct a 36,000-square-foot building to LEED specifications to be the new home of Performance Toyota of Kansas City. The groundbreaking date is set for March and it is estimated to complete by November. The facility will serve as a central destination for new hires to senior leadership at the accounting giant to convene for learning and leadership development. Delivery is expected in Fall 2010.&lt;br /&gt;&lt;br /&gt;Jacksonville- Jacksonville-based Orange Tree Hot Dogs was founded in 1968. Today, under its third generation of family ownership, the company estimates it sells more than 1 million hot dogs each year. &lt;br /&gt;&lt;br /&gt;The company began franchising in 2007 when it had two restaurants in Jacksonville. Since, the company has seen the opening of nine new restaurants in the Jacksonville area. Later this month, however, the first Orange Tree Hot Dogs location outside of Jacksonville is set to open at the University of Florida in Gainesville. Redbox is due to pay $28 million over the course of the lease, plus taxes and construction/operating costs. Additional terms include options to extend the lease for five years and/or rent additional space in the building. The company will occupy the entire building at 3100 E. 29th St. in Long Beach, CA. In-Store Services owns the 46,000-square-foot property. It was built in 1973 and is the former home to Express Transport Solutions. Greg Gill and Brandon Carrillo of Lee &amp; Associates represented In-Store Services. John Burns of McKenna &amp; James represented Magellan.&lt;br /&gt;&lt;br /&gt;Los Angeles, CA- Unical Aviation is relocating its corporate headquarters and warehouse, signing a long-term lease for a facility in City of Industry, CA. The deal is valued at $20.6 million. At 467,119 square feet, it is the largest industrial lease in Los Angeles and Orange Counties this year. Located at 680 S. Lemon Ave., the warehouse was built in 1987 and was formerly occupied by Circuit City. Occupancy is slated for summer 2010. The move is a major expansion for Unical Aviation, which currently occupies a 127,000-square-foot facility in Irwindale, CA.&lt;br /&gt;&lt;br /&gt;Palo Alto, CA-Facebook agreed to sublease approximately 265,000 square feet in four R&amp;D buildings at 1050 Page Mill Road in Palo Alto, CA, from Beckman Coulter Inc. The flex buildings are located within Stanford Research Park and are owned by the university. Three of the facilities were constructed in 1956, with the fourth added in 1971. The privately held industrial biotechnology company is scheduled to move into the two-story, 50,400-square-foot facility by the second quarter of next year. Building Three, the office property at 600 Gateway Blvd., was built in 1998 at The Gateway, a hub for biotech and R&amp;D users. The drug developer is surrendering about 5,000 square feet of its 40,000-square-foot space to the landlord, a joint venture of Winstanley Enterprises Inc. and Yale University. Achillion has agreed to vacate the premises by March 15, 2010. The landlord is providing Achillion with $50,000 to help cover moving costs.&lt;br /&gt;&lt;br /&gt;Trumbull, CT- St. Joseph College leased 36,500 square feet in the XL Center in Hartford 21 at 241 Trumbull. The all women’s college will have its pharmacy school at Hartford 21 opened for the 2010 school year. It plans to occupy the space by next June. The three-story, 162,257-square foot office building was built in 2006. The property features almost 56,000 square feet of retail on the first floor. The federal agency will take floors one through six at the 11-story building. The IRS will relocate from 500 N. Capitol St. NW, an eight-story, 183,129-square-foot, Class B office in Capitol Hill owned by 500 North Capitol LLC and managed by JBG Cos. Owner Brookfield Properties Management LLC developed the Class A, 335,870-square-foot office property at 77 K St. last year. With the IRS deal the NoMa property is now 51 percent leased. Federal Highway in Boca Raton, FL. The five-story office building totals 82,998 square feet was built by Bryason Realty Corp. in 2003. Bryason sold the building in 2005 for $37.2 million to private investors, but are still managing the property. Summit Brokerage Firm's lease includes the entire fifth floor, which totals 13,554 square feet, and 4,254 square feet on the 2nd floor. The plumbing and heating technology manufacturer is set to move into the space in second quarter 2010. Built in 2006, the 867,000-square-foot industrial building is in ProLogis Park Greenwood. Investment entity 71 LLC owns the Burlington office building and Nordblom Management Co. manages it. &lt;br /&gt;&lt;br /&gt;DivcoWest owns 100 Crosby Drive, a four-story structure on 52 acres in the Lowell/Chelmsford submarket. Technoford LLC sold the 27-year-old building to DivcoWest 2.5 years ago for $61.5 million, or about $235 per square foot. Acme’s move in is scheduled for June 1 of next year&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Cambridge, MA- Art Technology Group Inc. (ATG) is expanding its headquarters at One Main Street, Cambridge, MA. The software company has extended its lease of 45,000 square feet, due to expire in December 2011, through 2018. It has also signed for an addition 13,561 square feet in the building, to commence in August 2010. Landlord RREEF America REIT has the rent set to increase by 11% in the first year of the extension, with annual escalations.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;North Carolina&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Asheville, NC- Volvo Construction Equipment is closing its plant in Asheville, NC, as part of a new consolidation effort to improve operating efficiency. The heavy construction equipment manufacturing facility will cease operations in March 2010. &lt;br /&gt;&lt;br /&gt;Volvo CE plans to split up the production currently done in Asheville into three other existing plants. The company is moving its manufacturing of cabs for motor graders to its facility in Shippensburg, PA, which is in the process of being expanded. Other operations will be handled at locations in Sweden and South Korea. &lt;br /&gt;&lt;br /&gt;Volvo CE employs 228 workers at the 410,164-square-foot Asheville plant, a small number of which will be offered positions in Shippensburg, the company said. Additionally, there could be some positions available at several other Volvo CE locations across North America. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Pennsylvania &lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;King of Prussia, PA- Tosoh Bioscience, a global company that provides diagnostic systems to doctor's offices, hospitals and laboratories, has leased 13,493 square feet of office space at 3604 Horizon Blvd. in King of Prussia, PA. The electricity distributor will move more than 500 workers and consolidate operations in the eight-story property, which is less than a mile from its current corporate location. The company will move from Energy Plaza, a 42-story, 1.03 million-square-foot office tower at 1601 Bryan St. in the CBD owned by entity ZSF/Dallas Tower Trust. Central &amp; Southwest Real Estate Services owns the American Electric Power building at 1616 Woodall Rodgers. Oncor is scheduled to move in the first quarter of 2010. The company cited the stand-alone property's accessibility to public transportation and proximity to the new Woodall Rodgers Park as the reason for its relocation.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Virginia&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Virginia Beach, VA- South University leased 32,606 square feet at the Convergence Center IV in Virginia Beach. The company will occupy the entire building and will move in once build-outs are complete. The estimated move in date is the second quarter of next year. &lt;br /&gt;&lt;br /&gt;Delivered last year, the 519,840-square-foot industrial building is on a 32-acre parcel. The property features 76 loading docks, eight drive-in bays and a ceiling height of 28 feet to 32 feet. The building features heavy power with 2,400 amps. &lt;br /&gt;&lt;br /&gt;Bob Taylor of Buzz Oates Cos. represented the landlord in-house. Rob Stephens and John McManus of Cushman &amp; Wakefield represented the tenant.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Illinois&lt;/strong&gt;&lt;br /&gt;Chicago, IL- The Chetrit Group LLC signed three new tenants to long-term deals at One North Dearborn, the firm’s 17-story, 884,004-square-foot office high-rise in Chicago’s Central Loop. &lt;br /&gt;&lt;br /&gt;The largest deal was with Adler School of Professional Psychology, which leased 101,000 square feet on the 15th and 16th floors. The company plans to increase its workforce by 60 people, and continue to grow through the end of 2010. The OTC building is two-story, 210,000-square-foot warehouse building.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;New Jersey&lt;/strong&gt;&lt;br /&gt;Bedminster, NJ- Peapack Gladstone Bank leased 40,793 square feet at 500 Hills Drive in Bedminster, NJ. The bank is moving its headquarters to the location in spring 2010. The 97,753-square-foot office building is in the Bedminster Township submarket and was built in 1989. (EDMC) is launching a $30 million expansion in the Pittsburgh region, with plans to create about 600 new jobs over the next three years and retain more than 2,500 existing ones. &lt;br /&gt;&lt;br /&gt;The private post-secondary education provider has leased an additional 17,589 square feet in its headquarters building, the K&amp;L Gates Center in the Central Business District. EDMC now occupies 135,171 square feet in the 37-story office tower. Grubb &amp; Ellis handled negotiations for the landlord, One Oliver Associates LP. Fischer &amp; Co. acts as the exclusive leasing agent for EDMC in all leases. &lt;br /&gt;&lt;br /&gt;Additionally, the company is expanding its 157,555-square-foot online higher education facility at Penn Liberty Plaza II in the Strip District, taking another 27,018 square feet. Move-in is slated for this weekend. The electricity distributor will move more than 500 workers and consolidate operations in the eight-story property, which is less than a mile from its current corporate location. &lt;br /&gt;&lt;br /&gt;The company will move from Energy Plaza, a 42-story, 1.03 million-square-foot office tower at 1601 Bryan St. in the CBD owned by entity ZSF/Dallas Tower Trust. &lt;br /&gt;&lt;br /&gt;Central &amp; Southwest Real Estate Services owns the American Electric Power building at 1616 Woodall Rodgers. Oncor is scheduled to move in the first quarter of 2010. The community group will occupy space previously filled by Northrop Grumman, which left about a year ago to consolidate on other existing facilities. Move-in is scheduled for next March. The two-story office structure at 2800 Campus Drive was built in 1974 and is one of nine buildings within the Peninsula Office Park. The 65-month deal is the largest lease transaction for a relocating tenant in Tri-Cities so far this year. The four-story office building measures 126,151 square feet and is part of Valley Corporate Center. Steve Salas, Joe King and Bob Safai of Madison Partners represented Pilgrim Films &amp; Television. Nico Vilgiate, Todd Doney and John Murray of CB Richard Ellis represented the landlord, Chandler Corners LLC. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;California- Fremont, CA&lt;/strong&gt;&lt;br /&gt;WaferGen Bio Systems Inc. signed a 66-month lease for 19,186 square feet at 34781 Campus Drive in Fremont, CA. The genotyping, stem cell and cell biology research company will move into PDL Biopharma Building A, a 48,240-square-foot, Class B flex building that is part of Ardenwood Research Center. Rico Cheung and Gregg Domanico of GVA in Redwood City represented the tenant. Mary Hines, Jennifer Berrueta, Rico Cheung of the same office and Chris Rowe of GVA in Santa Clara represented the landlord, LBA Realty.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;California- Santa Clara, CA&lt;/strong&gt;&lt;br /&gt;Harris Stratex Networks inked a 10-year lease for the 128,500-square-foot office building at 5200 Great America Parkway in Santa Clara, CA. The broadband technology developer is relocating 300 employees from San Jose in May 2010. &lt;br /&gt;&lt;br /&gt;The two-story office building is part of the Great America Place business park in Silicon Valley. DJM Capital acquired the three-building, 224,000-square-foot campus in 2007 for $42.7 million, according to CoStar information. The investment firm completed an extensive renovation of 5200 Great America last year, and is working with Harris Stratex to reposition the building for LEED certification. &lt;br /&gt;&lt;br /&gt;"Our new Santa Clara office building has been designed to both consolidate and expand our specific operational needs as well as provide for future growth," said Harald Braun, president and CEO of Harris Stratex. According to Braun, Harris Stratex required a facility that would reduce its carbon footprint through the use of alternative energy. Additionally, the building's Golden Triangle location factored into the company's decision, he said. &lt;br /&gt;&lt;br /&gt;Marty Morici of Colliers International represented Harris Stratex. Duffy D’Angelo, also of Colliers International, represented DJM.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Florida- Miami, FL&lt;/strong&gt;&lt;br /&gt;Virginia-based Cambridge Development Group will build a $47 million regional testing laboratory for the U.S. Drug Enforcement Administration in Miami, FL. &lt;br /&gt;&lt;br /&gt;DEA South Fl. LLC, a joint venture of Galaxy Investments and Halle Enterprises, closed on its purchase of 9 acres in the Beacon Lakes Business Park and construction financing for the 57,055-square-foot facility. The JV hired Herndon-VA based Cambridge Development to provide development services for the project. &lt;br /&gt;&lt;br /&gt;Cambridge previously built the special testing laboratory for the DEA near Washington Dulles International Airport in 2001. Cambridge has completed six special-purpose build-to-suit facilities in the last eight years for the General Services Administration, which oversees and manages thousands of buildings for the federal government. &lt;br /&gt;&lt;br /&gt;Following 17 months of negotiations, design and permitting, Cambridge plans to break ground in February, with completion expected in mid-2011. The building, held by the GSA under a 20-year lease, will be an analytical testing laboratory, one of nine regional labs operated by the DEA around the country.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Florida- Orlando, FL&lt;/strong&gt;&lt;br /&gt;Coleman Technologies has signed a 28,084-square-foot lease with Duke Realty Corp. at Millenia Lakes III. The aerospace systems engineering company is relocating its headquarters from downtown Orlando in spring 2010. Located at 5337 Millenia Lakes Blvd., Millenia Lakes III is a 107,204-square-foot Class A building developed by Duke in 2007. Coleman Technologies is taking the entire third floor at the property. Tim Perry represented owner Duke, in-house. Chris Sproles of CB Richard Ellis represented Coleman Technologies in the deal. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Florida- Jacksonville, FL&lt;/strong&gt;&lt;br /&gt;Comcast of Greater Florida/Georgia Inc. signed a 106,253-square-foot office lease that will move its Jacksonville, FL, headquarters to Deerwood North business park. The cable, entertainment and information products company will occupy 80 percent of the building at 4600 Touchton Road for the next 11 years. Move in is scheduled for next year. Comcast will relocate from 6805 Southpoint Parkway. Flagler owns 4600 Touchton, a five-story, 135,283-square-foot property. It is one of four buildings at the 500,000-square-foot Deerwood North development. Ross Carrier with Flagler was the landlord's in-house representative. David Fahey of Binswanger represented the Comcast. &lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Georgia- Atlanta, GA&lt;/strong&gt;&lt;br /&gt;Goodman, McGuffey, Lindsey &amp; Johnson LLP signed a long-term lease to renew and expand its office space at Tower Place 100 in Atlanta. The law firm will occupy 21,120 square feet. The tenant has been in the building for 15 years and its current lease does not expire until September 2012.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Illinois- Chicago, IL&lt;/strong&gt;&lt;br /&gt;RTC Inc. signed a 12-year, 503,200-square-foot lease with Duke Realty Corp. at Crossroads V in Romeoville, IL. The global retail marketer and product display manufacturer will relocate 3101 Kedzie Ave. in Chicago. Move in is expected by next spring. &lt;br /&gt;&lt;br /&gt;Duke Realty developed Crossroads V at 801 N. Schmidt Road in March of this year. The Class A industrial building features 30-foot clear heights, 48 docks, four 12-foot by 14-foot drive-in doors, 110 parking spaces and 71 trailer parking spaces. &lt;br /&gt;&lt;br /&gt;CB Richard Ellis’ Bill Frain, Todd Lippman, Jim Whalen and David Prell represented RTC. CB Richard Ellis’ Larry Johnson and Mike Mangan were the listing brokers for the property. Susan Bergdoll of Duke Realty negotiated on behalf of ownership&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Maryland- Baltimore, MD&lt;/strong&gt;&lt;br /&gt;Computer Donation Management Inc. signed a 100,700-square-foot lease at 500 N. Point Road in Baltimore, MD. &lt;br /&gt;&lt;br /&gt;The single-story, 100,700-square-foot, Class C industrial building was built in 1995 and is in the Baltimore southeast industrial submarket. The property includes six loading docks and has a clear height of 18 feet. &lt;br /&gt;&lt;br /&gt;CDM is a Maryland corporation that recycles and reuses obsolete computer and electronic equipment. The company will move from 1601 Wicomico St. to the new location in the first quarter of next year. &lt;br /&gt;&lt;br /&gt;Robert Millhauser, SIOR and Tim Jackson of Cushman &amp; Wakefield Inc. represented CDM. Justin Mohler, Toby Mink, William Pellington and Adam Weidner of CB Richard Ellis represented the landlord, Black Equities Group.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Missouri- St. Louis, MO&lt;/strong&gt;&lt;br /&gt;Developers have secured financing for construction of the $100 million National Archives and Records Administration federal personnel records center in St. Louis, MO. The 474,690-square-foot records center, which will retain 800 jobs in the region, "is just months away" from breaking ground, with the first phase slated for completion in May 2011. &lt;br /&gt;&lt;br /&gt;The U.S. General Services Administration (GSA) 15 months ago awarded the contract to secure 23.5 acres of land at 1829 Dunn Road for the construction of the National Personnel Records Center, which will be the largest national archives facility outside of greater Washington, D.C., with a central repository of personnel-related records for both military and civil service employees. &lt;br /&gt;&lt;br /&gt;Despite the tight environment for commercial lending for large-scale projects, Barry Real Estate Cos. was able to bring in Las Vegas-based Molasky Group to secure the project financing, according to the St. Louis County Economic Council. The project will be built by a joint venture of Hardin Construction Company of Atlanta, GA and St. Louis-based Tarlton Corporation and designed by HKS of Dallas, TX. &lt;br /&gt;&lt;br /&gt;Most National Archives operations will relocate from the Federal Records Center at 9700 Page Ave. to the new building, which will be located on land previously owned by North County automotive dealer Johnny Londoff. Other local National Archives facilities also will move to the facility. &lt;br /&gt;&lt;br /&gt;The facility contains military records of millions of Americans, including Elvis Presley, Presidents John F. Kennedy and Dwight D. Eisenhower, and sports legends Roberto Clemente and Jackie Robinson. It's a repository of records for military veterans, former civilian federal employees, family members, as well as researchers and historians. It handles more that 1 million record requests annually.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Texas- Dallas, TX&lt;/strong&gt;&lt;br /&gt;CyrusOne, a data center colocation provider, secured $150 million in financing. The company will use the credit facility to expand its seven data centers in Texas, which total 480,000 square feet, including three facilities in Houston, three in Dallas and one in Austin.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Texas- Houston, TX&lt;/strong&gt;&lt;br /&gt;The Archdiocese of Galveston-Houston has chosen Turner Construction Co.’s Houston office to construct the 18,000-square-foot Our Lady of Lourdes Catholic Church on 20 acres at Highway 290 and Fairbanks North Houston Road in northwest Houston. &lt;br /&gt;&lt;br /&gt;The church will be able to accommodate more than 1,200 worshipers upon completion in May 2010. Houston-based Jackson &amp; Ryan Architects has been selected as the project architect. &lt;br /&gt;&lt;br /&gt;The church exterior will consist of king-sized brick and a cast-iron trim and will be topped off with three copper shingle spires at the entry towers. The interior finishes will include vaulted ceilings with acoustical soundproofing, glass-fiber reinforced gypsum columns, marble stone and stained red oak wood trim. &lt;br /&gt;Our Lady of Lourdes Catholic Church was established in 1994 and currently serves more than 850 families. It is part of the Archdiocese of Galveston-Houston, the largest Catholic Archdiocese in the state of Texas and the 11th largest in the United States.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Washington, DC&lt;/strong&gt;&lt;br /&gt;The Federal Energy Regulatory Commission leased 35,000 square feet at 1100 First St. NE in Washington, DC. FERC will occupy the space for 10 years and will relocate from 888 First St. NE. The agency is the first tenant reported for the 11-story, 348,000-square-foot office building. The property delivered in July and is the first building in the NoMa submarket to achieve LEED Gold certification. The U.S. General Services Administration represented FERC, while Evan Behr, Dan Dooley and Scott Franklin represented the owner, Tishman Speyer, in-house.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Washington, DC&lt;/strong&gt;&lt;br /&gt;The U.S. Department of Agriculture will occupy 330,000 square feet at Patriots Plaza III, a new office property at 355 E St. SW in Washington, DC. The U.S. General Services Administration inked the long-term deal on behalf of the USDA, which is consolidating five locations in the District and northern Virginia. The federal agency will occupy 87 percent of the building, including space on 11 of its 12 floors, starting next month. &lt;br /&gt;&lt;br /&gt;Multi-Employer Property Trust owns Patriots Plaza III, a 380,087-square-foot, Class A building that delivered in September as part of Patriots Plaza, a 1 million-square-foot, three-phase office development in the heart of the Southwest submarket. It is walking distance from the National Mall and shares an outdoor plaza with Patriots Plaza I and II. Trammell Crow Co. developed and currently leases the project, while CBRE manages it.
